Providing safe, decent and affordable housing for low and moderate income persons.

ADVOCAP owns and or manages affordable rentals in Fond du Lac, Winnebago and Green Lake Counties
  • Large Families - Three, four and five bedroom single family homes in Winnebago and Fond du Lac counties.
  • Single persons - Affordable efficiency units in Fond du Lac.
  • Elderly (62 and older) - Wild Goose Landing, Oakfield
  • Persons living with disabilities in all 3 counties

Affordability
Rent structure for properties owned and managed  by ADVOCAP are based on the limits set by the funding source.  The rents are never more than Fair Market rents published by the U.S. Department of Housing and Urban Development.  Ideally, tenants pay no more than 30% of their adjusted income towards rent and utilities. 

First Time Homebuyer Program
ADVOCAP's Homeowner Development Program (HDP) provides skills and opportunities for families to acquire a home of their own.  The classes offered prepare persons to be educated home buyers and owners.  The program is supported by local lenders, and real estate professionals.  The program serves Fond du Lac, Green Lake and Winnebago counties.

Housing Rehab Program
ADVOCAP's rehab program is offered to eligible homeowners in Green Lake, Fond du Lac, and Winnebago Counties to provide assistance in dealing with larger housing problems such as:

  • Roofing
  • Window Replacement
  • Foundation Problems
  • Accessibility Issues
  • Health and Safety Issues
Homeowners must be 80% or less of county medium income or less to eligible. Services are offered through no interest, deferred loans.  The Rehab Program is not intended for remodeling, or emergency situations.  Due to high demand for services, immediate service may not always be available.  Inquiries are handled on a first come, first serve basis, and waiting lists of eligible clients are maintained.
